West of I-75, Southwest Florida

Type

Flex, Warehouse, Distribution, Light Manufacturing, Logistics


Bonus Criteria

Tenants

Businesses that produce the goods and services that support the basic functions of society

Strategy

Value-add through re-tenanting, physical upgrades, converting mark to market rents, and proactive leasing and management

Proximity

Near population centers, major highways, and transportation corridors

Positioning

Difficult to reproduce, in-fill locations

Location

A-locations, in submarkets that are trending up

Tenancy

Multi-tenant preferred with exceptions for strong single tenants

Lease Terms

Weighted average lease term (WALT) less than 3 years

Vintage

1990 – 2010

Construction Type
