Industrial & Flex Sales & Leasing Data in Lee County – Q4 2025

We’ve been paying close attention to the sales and leasing activity in the industrial and flex markets across SWFL. We study all the transactions then break down the data by submarket, and we’ve noticed some interested trends that standout. 

The 7 Lee County submarkets that we are reviewing now:

  • Metro Parkway
  • US 41 & Six Mile Cypress
  • Alico Road
  • Central Fort Myers
  • Youngquist Road
  • San Carlos Blvd
  • Treeline South of Daniels

Sale Trends

The greatest number of sales transactions, at 36, is happening in the Central Fort Myers submarket. The new construction is out East, but the central submarket is still highly desirable.

The least number of sales transactions at 1 each is a tie between San Carlos Blvd and Treeline South of Daniels. We expected more activity here.

The highest price per square foot at $255 is no surprise, which is the new project recently built along Treeline South of Daniels Pkwy.

The lowest price per square foot, at $141, is in the Metro Parkway submarket.

Leasing Trends

Avg time on the market: The clear winner is San Carlos at 2 months. On the other end of the spectrum is Treeline South of Daniels, where properties are on the market for an average of *11 months. Wow. What a difference. With even more new projects breaking ground, expect this number to rise.

Asking rent: Alico Road is the highest, coming in at an average of $16.91/SF. While buildings in the Treeline South of the Daniels submarket are on the value side, averaging $11.42/SF.

Total Number of Lease Transactions: Central Fort Myers leading the way with 21, Alico Road in second with 14 deals. Treeline and Youngquist Road follow with 2 lease deals each.

The largest buildings are being leased at Treeline at an average size of 10,475 SF, with the smallest spaces averaging 1,018 SF leasing along Youngquist Road.
